Pikes Peak Area Residential Real Estate Market Statistics May09

We have acquired data from the Pikes Peak MLS system and other sources and created various graphs to help us (and you) understand the market conditions and trends in the Pikes Peak residential real estate marketplace. Enjoy!

The lack of new listings coming on the market for the spring and summer months appears to have lessened the downward pressure on prices.  This combined with the higher sales volume for the warmer months have taken a good chunk out of our inventory supply.  If this trend continues, the real estate market for the Colorado Springs area will not see the gloom and doom predicted over the 2009/2010 winter months just a couple months earlier.  One should keep a close eye on the current unemployment rate and more importantly, if the economy is creating more jobs to increase the workforce.  The current economy is fragile and additional large layoffs could impede the real estate market from recovering.
